DEVELOPMENT AND REDEVELOPMENT

We look to achieve property value enhancement through development and/or redevelopment activities where we can utilize our experience in shopping center construction, renovation, expansion, re-leasing and re-merchandising to achieve long-term cash flow growth and favorable investment returns. Cedar has significant development and redevelopment capacities, history and ability within the Company, with a substantial pipeline of projects expected to be delivered during the next few years.

ACQUISITiONS

Cedar seeks to acquire attractively located properties, which, currently for core-type stabilized properties, and over time for development or redevelopment properties will be accretive to the Company’s financial results. The properties we acquire are generally located in mature communities that demonstrate strong demographics, population stability coupled with internal growth segments and within well-established traffic patterns.

Cedar may also consider investment opportunities in regions beyond its present markets in the event such opportunities were consistent with our focus, could be effectively controlled and managed, have the potential for favorable investment returns, and contribute to increased shareholder value.

PROPERTY MANAGEMENT

Cedar's management brings to bear a track record of more than  25 years of successful and thoughtful operating experience in the industry. Through intensive leasing and property management, Cedar seeks to increase value and to reduce operating costs in the management of our properties. This is achieved in substantial part by capitalizing on our long-standing relationships with tenants in our core markets.
